Royal Civil Tech was founded by Mr. D. Kartheesan in 2000. Over the past 25 years we've completed 100+ residential projects and handed over flats to around 500 families across West Chennai, most of them 2 BHK and 3 BHK in Iyyappanthangal, Valasaravakkam, and the nearby localities.
Our projects usually have between 8 and 50 units. Smaller buildings let us check the finish work ourselves, and the cost of maintenance per flat stays lower for owners after handover.
We also work with landowners on joint ventures. You provide the land; we handle CMDA approvals, design, construction, and unit sales at no cost to you. The profit split is usually 40:60 or 50:50 depending on the plot's FSI and location.
When we evaluate a plot, the first filter is distance to schools, hospitals, and a metro station. Buyers do the same calculation. Projects closer to those things have appreciated faster over the past decade.
How We Work
Every flat uses an RCC frame structure designed for Chennai's seismic zone, with M25-grade concrete and Fe500D TMT reinforcement. Walls are 9-inch external and 6-inch internal partitions. Vitrified tiles in living areas and bedrooms, anti-skid ceramic in bathrooms, granite kitchen platform, teak wood main door, and UPVC windows with mosquito mesh.
CMDA approval is in place for every project with full statutory clearances. Projects that meet the TN RERA threshold are RERA registered, and the registration number is shared with buyers before booking. Home loan paperwork is set up with SBI, HDFC, ICICI, Axis Bank, and LIC Housing Finance, so first-time buyers don't run between banks themselves. Registration and stamp duty are separate from the quoted price, calculated at the standard government rate.

Greener area west of Porur with more space per flat at lower per-sq.ft rates. The trade-off is a slightly longer drive to the metro and the IT corridor.
Joint Ventures With Landowners
On a JV, you keep ownership of your share of the built flats instead of converting land to cash in one transaction. For well-located plots in West Chennai, the total return over the 2-3 year build cycle typically beats an outright sale. We handle CMDA approval, design, construction, and unit sales. The split is usually 40:60 or 50:50, set by the plot's FSI and location.
Active JVs are running in Valasaravakkam, Iyyappanthangal, Porur, Maduravoyal, Kattupakkam, and Mangadu. We evaluate any plot in West Chennai: vacant land, an old house being demolished, or inherited property. Feasibility check is free; we only quote JV terms after reviewing the documents and visiting the site.

West Chennai has been one of the steadier appreciating zones in Chennai over the past decade. IT employment around Porur, Metro Phase 2 (Vadapalani to Iyyappanthangal), and Inner Ring Road widening have all contributed.
