Flats Near Iyyappanthangal Metro Station: What the 11 October Opening Means for Buyers
The Poonamallee to Vadapalani stretch of Chennai Metro Phase 2 opens on 11 October 2026, with stations at Kattupakkam, Iyyappanthangal, Thelliyaragaram, Porur Bypass and Porur Junction. If you are looking at flats near the Iyyappanthangal metro station, this is the change that matters: a 30-minute train ride to Vadapalani from a part of the city that has always depended on Mount-Poonamallee Road. Here is what opens, what opens later, what the fares look like, and which of our projects sit closest to the line.
What opens on 11 October 2026
The first section of Corridor 4, the Yellow Line, runs 14.6 km from Poonamallee Bypass to Vadapalani. Prime Minister Narendra Modi is scheduled to inaugurate it on 11 October, according to DTNext and Swarajya. Fifteen trains will run at 10-minute intervals, and the full trip takes about 30 minutes.
Eleven stations open on day one, according to NativePlanet's route guide. Six more on the same stretch open later.
Stations that open later, including Valasaravakkam
Six double-decker stations on the same stretch are not ready, and trains will pass through them without stopping at first: Alapakkam, Karambakkam, Valasaravakkam, Alwarthirunagar, Saligramam and Avichi School. BuildWatch reported they could open in October or November, but no date has been confirmed. If you are buying in Valasaravakkam, treat Porur Junction or Vadapalani as your nearest working stations for now.
Poonamallee to Vadapalani metro fares
Fares on this stretch run from ₹10 to ₹40, with ₹50 for through journeys to the Airport, Central or Egmore. DTNext's fare slab, counted from Poonamallee Bypass, puts Kattupakkam at ₹20, Iyyappanthangal and Porur at ₹30, and Vadapalani at ₹40. CMRL has not published a full station-to-station table yet, so confirm your fare at the station once services start.

Our projects near the new metro line
We build in three of the localities this line serves. We don't have a project inside Porur itself, so if you are looking for flats near Porur metro station, Iyyappanthangal and Kattupakkam are our closest options, with both ready-to-move and under-construction flats. Prices are current as of October 2026; all-in prices include car parking, charges and GST, with registration extra.
Does a metro station raise flat prices?
Usually, yes, but by less than brochures suggest, and not overnight. A peer-reviewed study of Gurugram in the Journal of Contemporary Urban Affairs (2025) found that homes within 500 m of a station rose 20 to 25% after the line was announced and about 30% once trains were running. The premium fell by roughly 12% for every kilometre away from the station. Research on Mumbai's metro, cited in the same paper, found a smaller 7 to 8% effect within 1 km.
Chennai's own numbers call for some caution about the metro's impact on property prices. Knight Frank's H1 2026 market report shows Porur prices flat over the past year, and West Chennai holding the city's largest unsold stock, about eight quarters of sales. Much of the metro effect was probably priced in during construction. What changes on 11 October is daily life: a predictable commute, and more tenants who want to live near a station.
Our own rates have moved while the line was being built. Royal Vihaan launched at ₹7,000 per sq.ft and has been ₹7,500 since April 2026. Royal Aishwaryam went from ₹9,999 at launch to ₹11,199 in September 2026. For the wider market numbers, read our Porur property price trend guide.

What to check before buying a flat near a metro station
- Walk the route from the flat to the station entrance yourself. Map distance and walking distance are rarely the same.
- Stand on the main road at peak hour. Elevated lines bring noise, and stations attract new auto and share-auto stands.
- Ask how resident parking works, because station areas fill up with two-wheelers.
- Check whether your station opens on 11 October or is one of the six opening later.
- Compare the price per sq.ft with a project 1 to 2 km away, so you know what premium you are paying for the station.
