Porur Property Price Trend 2026: What the Data and the New Metro Line Say
Flat prices in the Porur corridor are rising, but unevenly. Knight Frank's H1 2026 report puts Porur at ₹6,646 to ₹7,054 per sq.ft with no change over 12 months, while Chennai as a whole rose 5%. New launches near the metro line have moved faster: our Royal Aishwaryam rate in Valasaravakkam went from ₹9,999 per sq.ft at launch to ₹11,199 in September 2026, a 12% rise. Here are the numbers, where they come from, and what the Poonamallee to Vadapalani metro opening on 11 October 2026 may change.
Chennai property price trends in 2026
The Chennai property price trend is up, and two independent sources agree. Knight Frank's H1 2026 report puts the average property rate per sq.ft in Chennai at ₹7,555, up 5% year on year, after a 7% rise to ₹7,396 in 2025. The National Housing Bank's RESIDEX index showed Chennai house prices up 8.2% year on year for October to December 2025.
Porur and West Chennai real estate price trends
West Chennai is where much of the city's building is happening. In H1 2026 it accounted for 21% of Chennai's new launches and 28% of sales, according to Knight Frank. It also holds the largest unsold stock in the city: 9,779 homes, which would take about 8.1 quarters to sell at the current pace, against 4.4 quarters for Chennai overall.
That supply is one reason Knight Frank recorded no price change in Porur over 12 months. Property portals often show a much sharper rise for the same area, because portal figures mix asking prices, new launches and resale listings. Neither number is wrong. They measure different things, so always check which one you are reading.
Price per sq.ft in Porur, Valasaravakkam, Iyyappanthangal and Kattupakkam
Here is the Valasaravakkam per square feet rate next to Iyyappanthangal property prices, the average Kattupakkam flat price and Porur, using Knight Frank for Porur and NoBroker's locality averages for the rest, with our current new-launch rates alongside.
Locality averages include older resale flats, which is why new construction in Iyyappanthangal sits well above the bottom of that range.

What our own prices did in 2026
Builder price lists are one of the few places you can see a dated price change for the same flat. Royal Aishwaryam's rate rose 12% in about six months, and Royal Vihaan's rose 7%.
These are revisions to new-stock price lists, not resale transactions. Treat them as a guide to where new launches in the corridor are heading, not as a measure of the whole market.

How the Poonamallee to Vadapalani metro could affect prices
The line opens on 11 October 2026 with stations at Kattupakkam, Iyyappanthangal, Thelliyaragaram, Porur Bypass and Porur Junction, DTNext reports. Valasaravakkam's station opens later. Our guide to flats near Iyyappanthangal metro station covers the stations and fares.
Research from other Indian cities gives a sense of scale. A peer-reviewed study of Gurugram in the Journal of Contemporary Urban Affairs (2025) found homes within 500 m of a station rose 20 to 25% after the line was announced and about 30% once it was running, with the premium shrinking about 12% per kilometre from the station. Work on Mumbai's metro found a smaller 7 to 8% effect within 1 km.
Porur's line has been under construction for years, so some of that premium is likely already in today's prices. Expect the clearest effect first in rents and in how quickly flats near stations sell, before it shows up in average price reports.
Costs to add on top of the price per sq.ft
The price per sq.ft is not the full cost. Stamp duty is charged on the higher of the sale value and the guideline value, which you can check on TNREGINET, and the registration fee has been 2% since April 2023 (KSandK).

Is Porur good for investment in 2026?
For someone buying to live in, yes, with the right expectations. Porur sits between DLF IT Park, the Sri Ramachandra hospital cluster and the Vadapalani side of the city, and from 11 October it has a direct metro line. The supply overhang gives you room to negotiate on older stock, and you should not pay a large premium just because a brochure mentions the metro. If you are weighing an investment apartment in Iyyappanthangal or Valasaravakkam, rental demand near the new stations is a stronger argument than a quick price jump, and the Knight Frank data is a reason to be patient.

Common questions
Frequently asked questions
Will property prices increase in Chennai in 2026?
Prices are rising across the city: Knight Frank recorded 5% growth in H1 2026 and NHB RESIDEX 8.2% for late 2025. West Chennai has more unsold stock, so growth there may trail the city average.
What is the price per sq.ft in Porur?
Knight Frank puts Porur at ₹6,646 to ₹7,054 per sq.ft in H1 2026. New launches in the surrounding localities range from about ₹7,500 to ₹11,199 per sq.ft.
What is the property rate per sq.ft in Valasaravakkam?
NoBroker's April 2026 average is about ₹11,799 per sq.ft. Royal Aishwaryam, a new gated community there, is ₹11,199 per sq.ft.
Does a metro station increase property value?
Usually, and most within 500 m of a station. In Gurugram the premium reached about 30% once trains were running. In Porur, years of construction mean part of that effect is probably already in current prices.
Is West Chennai oversupplied?
It holds Chennai's largest unsold stock, 9,779 homes or about 8.1 quarters of sales according to Knight Frank. That favours buyers who are willing to negotiate.
